You may remember that the 12 Volt Electronics store was busted last October for fencing stolen items. The building 12 Volt operated out of, 309 H Street NW, has recently been listed for sale at $1.5 million.
The listing cites that the zoning supports up to six stories. Such an addition would put windows of the Sonata Condominium that are on the property line at risk. Shouldn’t the developer of the Sonata have bought out the air rights along the property line before constructing a new building with windows along that edge of the building? In any event, while I’m no expert, I have doubts 309 H Street NW is wide enough under the zoning to support that max height. It would probably need to be assembled with the adjacent building that is occupied by Tunnel Liquor to support a big increase in density.
