Current MVT residents may be wondering about what types of retailers this new 234 residential building may add on the ground floor in their 9,130 SF of prime retail space. When we inquired during the media event the property manager was very firm that their ideal target tenant would be a market.
I’ve included the ground floor plate with a potential 3-tenant configuration from the marketing materials from Streetsense. The Tenant A space would potentially afford 4200 SF for a market and could of course be combined with bays B or C. What type of market retailer could you see thriving in this spot? Yes Organic? Dukes Grocery? Something else?
If the Tenant C bay is not combined with the Tenant A bay then it would only be accessible to customers by the alley. That would not work for most tenants, however as depicted in the rendering below a fitness facility might be the type of operation that could accept such a tucked away entrance.
One complicating factor with the rear alley entrance is that construction for the 443 Eye Street project is pending and when it is eventually ongoing would probably be a further deterrence to pedestrians.
