Rumor: Landrum concepts nixed for City Vista

RYSE: No more?

I was provided a tip earlier in the week that restaurateur Michael Landrum was deemed in breach of contract by EDENS for slow build out construction at his two leased spots at City Vista. That includes Ryse on the 5th Street frontage and what was likely to be a Ray’s Hellburger location on K Street between Mandu and Vida.

Last month the City Paper’s Young & Hungry column cited issues between Landrum and his contractor:

Last month, a D.C.-based general contractor, Genops Group, LLC, filed a series of lawsuits against Landrum and his company, MLRG, Inc., in D.C. Superior Court, charging the restaurateur with unpaid bills totaling a combined $348,483, plus interest, for construction work at three locations, including Retro Ray’s and Ray’s to the Third in Arlington, as well as the restaurateur’s yet-unopened D.C. bakery called Ryse, located on 5th Street NW near Mt. Vernon Square.

The same source anticipated that salad and frozen yogurt purveyor Sweetgreen would likely be taking the 5th Street retail bay. The potential retailers for the 2300 SF on K Street are currently less clear.

    I’m not surprised–with each passing day, I had less confidence that any Ray’s would make it to the block. But a Sweetgreen would indeed be great!

    This is the worst thing to happen to our neighborhood since the first tranny came to the area and thought, “gee, this seems like a nice area to spend midnight to 4am every day.”

    Typical of developers who retain ownership rights of retail space after turnover or condos.

    Doesn’t care about draw to the “K” and is too stupid to realize the potential Increase in value to the entire project and community Ray’s would bring.

    Dlorah – before you speak, you should know what you are talking about. First of all, the developer owns no part of City Vista anymore. It is owned by EDENS, as the original article states. Secondly, there is probably a lot more to the story – if Landrum was being sued by their contractor, likely we were looking at years before any Ray’s concept was to open. Landrum, while he comes up with cool restaurants, is a crappy tenant to have in the building. He had 2 spaces for almost 2 years now. It is time to move on.

    Sweetgreen will be an awesome addition — we are missing a healthy, fast salad place, and Sweetgreen is the best in DC.

    @Dlorah I’m not sure how much draw two empty bays would be to the City Vista. The Washington City Paper article makes it seem that it’s less of an issue of Edens versus Landrum than Genops versus Landrum. If the contractor is suing for nearly $400k, regardless of whether the claim has any merit, it’s doubtful that Ryse/Ray’s would be able to move forward until the suit is settled. It’s not unreasonable for Edens to want to fill the spaces rather than let them languish for an indefinite period of time.

    Of course Ryse/Ray’s would be awesome for the block but if it’s not gonna happen, it’s not gonna happen. Sweetgreen–another local chain–is a great consolation prize that will see booming business and give the Chinatown Chop’t some much needed competition!

    This is a setback of course. And one that I thought had a 25% chance of happening when Landrum first signed the leases. I work in Rosslyn and have seen how long and drawn out all of Landrum’s expansions have been in Rosslyn/Courthouse.

    But as long as Landrum isn’t going to lawyer up out of spite just to muck up the process and delay EDENS from moving on then I don’t think this is a big deal. The 5th street space is small and I think Sweetgreen is a solid healthy option to fill it. I trust EDENS will look for a unique restaurant concept for the K Street space.

    We SOOOOOO need a real bakery in this neighborhood, where we can get real muffins (not the cupcakey things so prevalent) and pastries and breads and ….. I had high hopes for Ryse :-(

    Please bring Jimmy John’s or Naked Pizza to the other vacant location! I wish I had contacts to tell them to jump on that spot now!
