Bennett Group considers mixed use at New Jersey and H

Michael Neibauer of the Washington Business Journal reports that the developer of the long delayed office project at New Jersey and H Streets NW is now considering mixed use development with residential and retail. The article suggests terms of the lease state that the Bennett Group will begin incurring penalities if they do not have permits and break ground by the end of the year. Residential development would be the best avenue to finally expedite the project.

The site has been chasing big GSA tenants for well over a decade having been finalists for the USDOT and SEC bids.

    I think residential and retail mixed use sounds promising. But I hope this last minute change and urgency to avoid incurring penalities doesn’t yield a sloppy and unimaginative residential design. I would prefer not to see another hi-rise apartment building that has a circular driveway in front and little or no retail. The site needs to maximize the retail along the H Street frontage.

    Given the streetcar is planned to eventually wrap around that corner, makes sense.
    Looking forward to development there. It’s a huge ugly gap that helps maintain the psychological divide between NW and NE.
