Akridge’s 700 Sixth Street NW office building delivered in 2009 and is now more than half filled after the law firm of Sutherland Asbill & Brennan signed a lease (WBJ via PQLiving) for 156,000 SF.
For residents perhaps the more intriguing contribution this neighborhood will make to the neighborhood is the ground floor retail. Transwestern Retail is the brokerage firm representing the 6,677 SF retail space along the corner of Sixth Street and the pedestrian alley to Gallery Place.
A restaurant tenant is being sought for the space which is available for $45.00 NNN (triple-net) per square foot. Last July we examined the retail space at 777 Sixth Street NW. Together these two buildings could each provide large restaurant anchors to a block that includes Kanlaya, Burma, Absolute Thai, plus Momiji, Royal Thai and Chinatown Coffee nearby. An increase in retail critical mass will pull more foot traffic from 7th Street to this 6th & H intersection.
